Guardian Home Inspection Services LLC would like to provide you with a better understanding of the services provided to you.


Home Inspection
The goal of Guardian Home Inspection Services LLC is to provide you with the piece of mind that you deserve while going through the home buying process. 

To achieve this, I perform professional home inspections that exceed the American Society of Home Inspectors (ASHI) "Standards of Practice".  I will perform a complete and through inspection to last approximately 2-3 hours. To perform an accurate assessment, I ask that all utilities are in full operation at the time of the inspection.  Below is a basic overview of what will be inspected:
Exterior: I examine the condition of all wall coverings and trim. In addition, doors and windows are inspected for acceptable operation.

Grounds/Drainage: Surface conditions are inspected for cracks throughout the home as well as unsafe leveling. If situation requires, I recommend solutions to site grading and drainage.

Roofing: I examine the roofing system for proper condition and accurate installation. In addition, all roof penetrations are inspected for correct flashing material.  To facilitate your planning, an estimation is usually given as to the remaining life expectancy of said roof.

Foundation: The foundation, where accessible, is checked for apparent water damage or leakage as well as significant cracking or settling.

Interior: Interior ceilings, walls and floors are inspected for proper condition. All windows and doors are checked for proper alignment and operation.

Electrical System: The panel cover of the main electrical service is removed to insure proper placement, accurate wiring and adequate operation. Additionally, all accessible outlets and switches are checked for proper service.

Heating and Cooling Equipment: Each system is operated using normal operating controls and checked for proper operation.

Plumbing: The water supply and drainage is checked by operating all plumbing fixtures.

Kitchen/Laundry: All built-in appliances are tested for proper operation using normal operating controls. The laundry service is inspected for adequate hookups.

Garage: The garage is inspected for overall condition as well as doors for proper operation.

Attic: The attic space and its structure are inspected for condition, leakage, adequate insulation and proper ventilation.

Pre-Sale Home Inspection

A Pre-Sale Inspection is generally conducted after the contract between buyer and seller is finalized. For new construction, it is recommended that the inspection be conducted just before the walk-through with the builder. 

Pre-listing Home Inspection

A Pre-listing Inspection is typically conducted prior to a homeowner placing their home on the market. This inspection will provide the homeowner with a better understanding of the conditions which may be discovered by a prospective buyer's inspector, and provides an opportunity to make repairs and improvements that will help the sale go smoothly and maximize their selling price.

One-Year Warranty Inspection

The sale of a new construction typically includes a one year warranty in which the builder will correct any problems encountered within the first year of ownership. It is wise to have an inspection conducted shortly before the one-year warranty expires, so you will know what to have the builder correct. Don't get stuck with those home maintenance bills later! Have your home inspected before the warranty runs out.

Radon Gas Inspection

The Environmental Protection Agency (EPA) recommends radon testing if you are buying or selling a new or older home. Radon is a deadly gas emitted from decaying Uranium and enters a house through small cracks and openings. Guardian Home Inspection Services LLC conducts a short-term (minimum 48 hours) test for the typical real estate transaction. We prefer to place the testing equipment prior to the home inspection and pick it up at the inspection. Results of the radon test are ready shortly thereafter.
